The Director of Operations leads the day-to-day operations of our film campus in Midlothian, Texas. This person is responsible for caring for the facilities, sets, and assets already in place; leading the teams that keep the campus running; and ensuring that everyone who works on or visits the lot has a safe, welcoming, and distinctly 5&2 experience.
The Director oversees campus functions, including facilities, IT operations, security, buildings, and warehouses, along with the vendors who support those teams. They partner closely with production and internal leaders to keep the campus ready for filming, respond to changing needs, and balance excellent service with responsible use of resources. They also serve as a visible representative of 5&2 Studios in relationships with campus partners, neighboring organizations, local officials, and vendors.
This is a full-time, on-site position based at our film campus in Midlothian, Texas, reporting to our CFO. The Director must live within a reasonable response distance of the campus and be available to address urgent issues outside standard business hours. Film production schedules can change with little notice, so this role requires flexibility for early mornings, evenings, weekends, and unpredictable hours, particularly during production seasons.

WHAT YOU’LL OWN: Campus Operations and Production Readiness
- Lead daily operations across the film campus, ensuring facilities, sound stages, shared spaces, and supporting services are clean, functional, safe, and ready for use.
- Coordinate campus schedules and operational support across production and non-production periods, adjusting staffing and services as needs change.
- Partner with production teams to understand upcoming shoots, anticipate logistical needs, resolve campus-related issues, and accommodate reasonable schedule changes.
- Establish clear processes for maintenance requests, issue escalation, work orders, and follow-through.
- Serve as a point of contact during campus incidents and coordinate a timely response with the appropriate internal teams and external partners.
Team Leadership and Service Standards
- Directly lead, coach, and manage the teams responsible for facilities, IT operations, security, and housekeeping, including setting expectations, developing talent, addressing performance, and building accountability across functions.
- Coordinate internal staff and contracted service providers so teams work together and campus needs do not fall between functions.
- Build schedules and coverage plans that support production activity, visitor needs, routine maintenance, and periods when filming is not underway.
- Coach team members, identify development opportunities, and build a culture of service, ownership, collaboration, and care.
Facilities and Asset Stewardship
- Own the upkeep of existing buildings, sets, grounds, equipment, and other campus assets in partnership with the teams responsible for each area.
- Maintain preventive maintenance schedules, inspection records, asset inventories, and repair or replacement plans.
- Prioritize maintenance needs based on safety, production impact, asset preservation, cost, and available resources.
- Identify opportunities to extend the useful life of campus assets and recommend major repairs or capital improvements to senior leadership.
- Help ensure sets, stages, and other film assets are handled and maintained in ways that protect their long-term value.
Vendor and Partner Relationships
- Manage relationships with vendors supporting landscaping, maintenance, security, housekeeping, supplies, and other campus services.
- Set clear scopes of work and service expectations; monitor vendor performance and address issues promptly.
- Review proposals, support contract negotiations, and recommend partners who deliver reliable service and responsible value.
- Maintain productive working relationships with production partners, Camp Hoblitzelle, neighboring businesses, local law enforcement, and other community stakeholders as relevant to campus operations.
Campus Experience and Brand Presence
- Create a welcoming, professional experience for employees, productions, talent, guests, staff, clients, and partners from arrival through departure.
- Maintain standards for campus appearance, signage, cleanliness, hospitality, and visitor interactions that reflect the 5&2 Studios brand.
- Partner with internal teams on visits, events, and other campus experiences, clarifying operational needs and ensuring the lot is prepared.
- Serve as a trusted on-site representative of 5&2 Studios, communicating clearly and handling concerns with discretion and care.
Budget and Operational Planning
- Manage assigned operating budgets for facilities, utilities, supplies, maintenance, and vendor services.
- Track spending, review bids and invoices, and identify practical opportunities to improve service or control costs.
- Provide leadership with clear updates on campus needs, operational risks, vendor performance, and recommended priorities.
- Use service measures, maintenance data, and team feedback to improve campus operations and inform decisions.
Safety and Emergency Preparedness
- Partner with the appropriate internal leaders, production teams, contractors, and local authorities to maintain safe campus practices and required inspections.
- Coordinate operational readiness for emergencies, including clear response procedures, team responsibilities, and communication paths.
- Work with the local fire marshal and other relevant authorities on campus protocols and inspections.
- Escalate safety, compliance, or liability concerns promptly and coordinate corrective action with the appropriate owners.
WHAT YOU BRING
- 7-10+ years managing, coaching, and holding teams accountable across multiple operational functions. A proven ability to develop managers and staff, address performance concerns, and build a strong service culture is required.
- The ability to work on-site in Midlothian, live within a reasonable response distance of the campus, and respond to urgent operational needs outside standard business hours, including during evenings and weekends when needed.
- Experience in the entertainment industry is required, with a working understanding of film or television production environments, schedules, and on-lot needs.
- Experience leading complex site operations and overseeing functions such as facilities, security, IT operations, housekeeping, and grounds maintenance.
- Strong experience managing vendors, operating budgets, preventive maintenance, work-order processes, and the care of physical assets.
